This project we truly enjoyed as the clients were extremely easy to deal with and came with us on the journey through what can sometimes be a difficult time for some. Through correct planning and full involvement and communication with all parties involved, the old tired bungalow that once stood here was demolished and an exceptional modern four bedroom detached family home was constructed in its place. This property is everything that the clients had wanted and it can be truly their forever home.
Before Demolition
Day one equipment starts to arrive, security hoarding and cameras were installed and preparations underway ready for demolition to begin soon after.
Demolition & Waste Removal
After the inside of the bungalow was stripped to create a shell the main demolitions commenced….it did not take very long!
Most of the concrete and old walls were crushed on site and reused, other materials were separated and recycled as much as possible via our network of waste recycling providers.
Groundworks Begin
Now the old bungalow has gone, new footings, services and groundworks can begin. The site had a slope so we created a large flat space for the new house itself, drive, front and rear gardens and then an upper tier for the remainder of the rear garden. New services for the waste treatment plant, electric, gas and water had to laid and installed, whilst working with the relevant utility companies.
First Floor Blockwork
The walls are well on their way at this point, new internal walls in blockwork provides options for new steelwork for larger rooms to be formed, the external walls were brick and blockwork. The ground floor rooms are starting to appear.
Installations of Steelwork
There was a lot of steel in this build especially to form the large open plan kitchen/living area. We used our own spider crane along with a larger crane for the roof works and some more challenging items to be installed. An off site made Pozi first floor joist and roof frame systems were also craned and installed on this project.
Roof Nearing Completion
The huge roof at this point is nearing completion with slate tiles to complete the look of this Georgian styled home. Fascias, soffits and guttering will also be added in due course and the windows and doors are on their way.
Underfloor Heating Fitted
On the ground floor a wet underfloor heating system is being installed with all controls installed neatly in the utility room. On the first floor conventional radiators for each room will be installed and connected to the same system with a gas boiler.
Internal Carpentry & Stud Walls
On the first floor, stud walls were constructed apart from the main open plan stairwell that was structural and formed from blockwork. Within the timber studs, services can be run and they are fully insulated before boarding and plastering can take place.
Living Room Shelving and Entertainment Centre
This area already has installed a full working gas fire with a stone fireplace behind the temporary screen in the picture that is keeping it protected. Bespoke shelving and cupboards are being constructed above and either side for media, TV and storage. This eventually will be all painted as one colour to provide a seamless look.
External Works Underway
Most of the external building work is complete with windows, doors, roof and rainwater goods all installed. The preparations for external landscaping is in progress in readiness for Porcelain paving, gravel driveway and lawn works for the moment.
Completed Kitchen
This stunning kitchen is now completed with stone worktops, integrated appliances, Karndean/Amtico style flooring, full decoration and a zoned lighting system. A fantastic family entertaining space.
Completed Living Room
The completed living room with a gas fire and stone fireplace surround, along with bespoke cabinetry fully decorated to complete the space. A really cosy room for gatherings of friends or family.
A separate cinema/TV room has also been created in this build.
Completed Master Bedroom
The master bedroom suite was huge, not only did it have six beautiful Georgian style sash windows on three elevations, but it also had a separate walk in wardrobe and a large en-suite bathroom with dual sinks, large shower area and a beautiful freestanding contemporary bath. You literally could dance in this room!
In conclusion...This home was over two years in the making, with planning, preparation works and the build itself, taking a year to the date from when we started for a complete turn key solution. The clients are rightly so proud and chuffed to bits with their new home and have plans to invite us back for further works externally in the future to complete the package.
